How we build the signal we sell.

Tulum Insider exists because the most pricing-relevant decisions in Tulum's real estate market are made in public Cabildo sessions — and almost no buyer is in the room. We are.

How it works

Tulum Insider is built on a proprietary intelligence framework that combines sustained coverage of the municipal information flow with a structured analytical model for what actually moves real estate. We've been building this dataset for months, not days, and the depth compounds — every new session sharpens the signals already on file.

Every active file is classified, mapped to specific zones, and tracked longitudinally — escalations, de-escalations, contradictions, and resolutions are all logged with their original sources preserved. When a signal evolves, we update it. The page you read isn't a snapshot. It's the current state of a continuously-maintained record, with months of municipal context behind it.

What you can't replicate from a single sitting in a session — or from any quick scrape — is the cross-referencing. A single quote becomes a signal because it pattern-matches against everything else in the record. That's the work. That's what subscribers pay for.

Source transparency

Every claim on this site is anchored to a specific session, on a specific date, with the literal speaker named. Subscribers see every evidence item under each signal — open the "View sources" dropdown on any signal page to inspect the underlying record.

We don't paraphrase. We don't anonymize speakers. The Spanish appears alongside the English so bilingual readers can verify the translation themselves. If the source quote isn't in the public record, it isn't on the site.

What we don't do

  • We don't sell listings or take broker commissions. Every analysis is independent of any specific transaction.
  • We don't take payment for editorial coverage. No signal gets surfaced — or buried — because someone paid for it.
  • We don't make predictions we can't evidence. Every signal has a falsifiability condition ("invalidate if") that says when our read should be discarded.
  • We don't cover Tulum the brand. We cover Tulum the municipality.
